🏨 CapitaLand Ascott Trust (CLAS) acquired two budget hotels in Japan for SGD 178.5 million (~EUR 127.4 million), aiming to capitalize on the recovering tourism market. The hotels collectively offer 616 rooms, with the ibis Styles Tokyo Ginza holding 224 rooms in Ginza, Tokyo, and the Chisun Budget Kanazawa Ekimae offering 392 rooms in Kanazawa. These properties are expected to yield a net operating income of 4.3% in 2024, which is 230 basis points higher than the assets CLAS sold in Japan. The investments, financed through Japanese loans and proceeds from asset sales, are part of CLAS’s portfolio reconstitution strategy to deliver stable returns to shareholders.
